Carriage Farm: Business Community

The Carriage Farm Business Community takes a comprehensive approach towards creating a unique, environmentally friendly business community through the implementation of sustainable practices that conserve natural resources and produce healthy work places. Situated on 20 bucolic acres in Somerset County, New Jersey, Carriage Farm is within easy access to major highways, mass transit and a strong, diverse workforce.

The history of the Carriage Farm property dates back to the 18th century when it was part of the Harlingen Land Tract controlled by Queen Anne of England. Today, the main building consists of the original 1800’s farmhouse, a 1987 office expansion and a 12,000 sf addition that received the United States Green Building Council’s LEED Silver certification in 2006. Another 100,000 sf is approved for future mixed commercial and residential development and agricultural use over the next 15 years.

The Carriage Farm site design aimed to preserve as much of the property’s character and keep the agricultural functions alive while expanding the commercial and residential aspects. Phase 1 of the project entailed the construction of the office addition completed in 2006 and a small residential portion that will begin with the renovation of existing barns into single bedroom apartments tailored toward work force housing for staff and associates of employers located at Carriage Farm. This on-site housing is another aspect of the sustainability attributes of the project and is meant to serve as a means of reducing the overall carbon footprint of the project by cutting worker travel distance while at the same time providing affordable housing for employees

The Leadership in Energy and Environmental Design (LEED) Green Building Rating System – developed and administered by the United States Green Building Council, a Washington D.C. based non-profit coalition of building industry leaders – is intended to promote design and construction practices that increase profitability while reducing the negative impacts of buildings and improve occupant health and well-being
